Best hotel in the Lakes - Rating 5/5
We last stayed at Seatoller House nearly 40 years ago, and were thrilled to find it as good or even better than it was in 1988.Relaxed, comfortable, excellent and plentiful food and good company of other guests. Certainly hope to return again before so long.

Our second visit to Seetoller House and, just as we remembered, it was a wonderful experience.Nigel, Trisha and staff are more than friendly and always willing to help at any time. Seetoller is warm and welcoming. It is unique and extremely comfortable. The food is delicious and plentiful.The setting is stunning and the location is ideal for exploring the Lake District.We will definitely return to Seetoller House.

This was my 5th visit to Seatoller House since 2012 and the high standard of the accommodation, the food, the staff and value for money has been maintained. It is a truly magnificent place to stay amidst the fells in the Borrowdale Valley. We have already booked for October next year!

Despite very wet weather, our stay at Seatoller this year was wonderful as always. Some of the best walking in the Lake District is literally on the doorstep. Trish's cooking is fantastic, and the chat at dinner with fellow guests is always stimulating. We will be back next year.

Warm, cosy place, especially after the heating was put on in the bedrooms - just for this very special June :-). The dinners were the most exciting occasion, for lots of excellent food as well as warm company. Some porridge with fresh berries in the morning could have been of a help to set us for the day, but the eggs did the job, too! We are looking forward to coming back.

2nd time at Seatoller. Lodge is right next to the bus stop. Beautiful hiking straight from the door. Finish the hike with tea & cake back at Seatoller. Food is excellent - Trisha made a real effort with vegetarian food. Draft ales on tap in the lodge from a local brewery. Thanks Nigel, Trisha and team. Will be back!

Outstanding food - Rating 5/5
Seatoller House is simply the perfect base to walk the wonderful hills around you and come back to a superb four course dinner. The breakfast ranges from delicious Cumberland sausage to avocado on toast and is hugely generous. The rooms are extremely comfortable, and clean and the atmosphere warm and cosy, not least through the welcome of Nigel and Patricia. Thoroughly recommend.

Quirky with loads of history and traditions - Rating 5/5
If you want modern luxury and convenience then this place is not for you - if you don't get on with other people then this place is not for you - or so you might think!Perhaps you should try it though as it might make you think about what is important in your life.This place is almost 400 years old and you can't mess with a 400 year old building to make everything en-suite and full of plugs for your USB charging cables (just bring an adapter or extension gang lead). This place has character; Nigel and Trish are fantastic hosts, and the food is fantastic. There are no private tables for breakfast or dinner, there are no a la carte menus but these things are all unnecessary.I'll say it again the food is fantastic but if you have a dietary issue with the planned menu then let Trish know and she'll work around this.Everyone sits at 2 (sometimes 3) communal tables and we all talk - no one stares at their phone - in fact I don't remember seeing a phone at mealtimes in the 4 days we stayed.We learned about the traditions of Seatoller House especially the annual hunt with human hare and hounds that has been staged for 130 years.The Borrowdale valley is beautiful and it's a great location for all types of walks.The Scafells, Gables, High Spy, Dale Head, Glaramara and Haystacks are on your doorstep but there are plenty of lakeside walks or lower fells for those looking for something a little less adventurous.There's even a bus stop right outside the door to get to Keswick or Buttermere.I've stayed here with my grandson for fell walking trips, and this time with my wife.We absolutely loved it and will definitely be returning. Over 90% of guests are repeaters and loads have clocked up many years of repeating.Thanks to all the team for looking after us.

Another wonderful stay! - Rating 5/5
Coming back to Seatoller House always feels like coming home and this was no exception. Nigel and Trish are wonderful hosts and as usual we ate extremely well with very generous portions and breakfasts to set us up for long days on the hills. We also enjoyed some very convivial company during our stay, with an international flavour.On this occasion the weather was less kind than sometimes and we were also able to appreciate the excellent drying room! We look forward to our next visit.

This was our first visit. I have never stayed in any place where so many, by far the majority in fact, were returning guests from the UK and abroad. This is a testament to the quality and character of Seatoller House.The rooms are not luxurious in the 5 star hotel sense, if that is what you want this is probably not the hotel for you, but they are very comfortable and clean. There is not a television in the house, and there is no mobile signal, but neither is much missed, if at all (there is good wifi internet if you must).Dining, breakfast and dinner, is very good. A set menu, though particular dietaryneeds and wants are cheerfully met. Portions are exactly what an active walker needs! Tea and coffee available and free all the time, with an honesty tab for cake and alcoholic drinks.Dining is all together on a couple of tables, it is like a good dinner party every evening. You don't have to eat in, if you fancy a quiet dinner for two one night then there are plenty of places within striking distance which can be booked.The situation is ideal. Borrowdale is beautiful and the entire North Lakes easily accessible. There is plenty of parking if you arrive by car, but it is entirely possible to arrive by public transport, or once there to leave the car and explore the area on the local bus. There are splendid walks both easy and more taxing to be had straight from the front door.All in all a very welcoming and comfortable place with a character like no other, if it suits you will be back time and again. We hope to be.

Beautiful, old, communal - Rating 5/5
Nigel, the host, was wonderfully accommodating throughout our stay - going above and beyond to ensure our needs were met, remembering our plans, and always ready with a friendly chat.The house is VERY old and full of character. It has exposed beams, uneven walls, and antique furniture - it won't be everyone's taste, but it definitely was ours! Was great to see a Guest Book from 1902 in the library!We loved the communal breakfast - all guests around two tables meant that we could chat about our plans and made for a lovely change! The breakfast was delicious!!Finally, the location was absolutely spot on for Keswick, Seathwaite (for Scafell Pike) and Derwent Water.Our only disappointment is that we had to leave - we will be back, and hopefully for dinner next time!

We love Seatoller House .We have stayed several times before. Very friendly. Excellent food . The weather was wonderful this time-in a very hot summer but so much water everywhere for the dog . We stayed in The Bakehouse probably the smallest room but with it’s own front door into the garden perfect with the dog . Very happily recommended

We stayed for two nights and wished it could have been longer. The staff were all very helpful and friendly but not intrusive. The room and ensuite was super clean and beds comfortable.We appreciated the choices available for breakfast, and the option of joining other guests for an evening meal. All the food was local fresh and delicious and adapted for different needs. The care and attention to detail was clear and we also enjoyed the opportunities to chat to returning guests about the local area and the history of the house which made this a unique experience and one we hope to be able to repeat in the future.Many thanks to Nigel and the Seatoller team.

Stunning location; clean; very authentic property with a fascinating backstory. The host was very congenial. We enjoyed dining with the other guests. The food was fine. We would willingly have paid a little more towards (a) a healthy dessert option (eg fruit) and (b) a bit more choice at breakfast eg porridge, fish, mushrooms. Certainly we would be very happy to pay a return visit.

This is a gem. Nigel and Trish are warm and welcoming hosts. They provide just the right balance of being very accessible, yet unobtrusive, enabling quiet private time. Super room with excellent bathing facilities and high powered shower. very comfy bed. The breakfast was delicious. Juice, cereals, yogurts, fresh fruit salad, and full English or a veggie option, Shared tables, shared conversations, great ambiance. lovely getting to know fellow guests. Well stocked bar, Seatoller smooth on tap, and an honesty system,Beautifully home baked carrot cake with orange icing. Tea and coffee as much as you like on the house. I wouldhighly recommend having the evening meal which would have completed the experience. Unfortunately we were unable to enjoy this due to a health problem where my husband has to have midday main meal. This is much more than a B&B and evening meal, it is a lovely experience Thank you,

Nigel and Trish are excellent hosts and we had a wonderful three days in the very welcoming Seatoller House. The children are 13 and 11 and it was their first visit and they loved every minute of it! particularly the food and the basketball net (many thanks for being able to use that!). The rooms are spacious and the house is warm and cosy. we have been going for many years and love it!

I have been coming to Seatoller House for nearly five decades and came with my son for two days of hard walking. Having not been for a few years my impression that the few changes have all been for the better (expanded honesty bar comes to mind). Nigel gave us a warm welcome and was always helpful. The food was delicious in quality and sustaining in quantity. The company was convivial and even inspirational. I was delighted that all the decor and photographs were the same. Being a guest a Seatoller is a kind of privilege. We plan to return soon.

Wow! What a fantastic place to stay. The views from Seatoller House were amazing and the house itself was absolutely lovely. The breakfast was delicious and we got the added bonusof watching the red squirrels in the morning. We chose to dine at Seatoller on our second night and the food and service was fantastic. Only wished we had eaten at Seatoller on the first evening as well, but we know for next time.There is a bus stop very handy if you chose to take a bus to either Keswick or Buttermere, but there are plenty of amazing walks from the hotel.A big thanks to Nigel for such a welcoming stay, we will definitely be back.

The options are so conventional!!!! How would the original Seatoller Cambridge group have described themselves???!!! Maybe a 'group' would work - but would that include 2??? This was our third stay at Seatoller House and as enjoyable as on previous occasions! Nigel and Trish continue to provide a really comfortable and welcoming environment despite the constraints imposed on them by COVID.The food was, as ever, exceptional with the only issue being our own inability to resist over-indulgence! One of the particular attractionsof Seatoller is the lively company of fellow guests. I cannot fault anything about our stay at Seatoller House the last few days. Nigel and Trish thought of everything to make our stay in these difficult Covidtimes great. They went out of their way for anything we asked. They are a font of knowledge about the surrounding area, offering guidance on walks, providing maps. Of course the area around is stunning and well worth visiting. Our room was comfortable, the food was delicious and hospitality way beyond.

Superb hotel in the Lakes - Rating 5/5
This is an amazing place to stay in the middle of the Lake District. The location is superb. It is properly set up for walkers with drying room for boots etc. The room was lovely and the bathrooms fab. We were welcomed by Nigel who is very knowledgeable about the area and gave us great advice about the weather and where to walk. The food is delicious - remember to book dinner before you arrive. Although the number of guests was reduced for Social distancing because of Covid, we really enjoyed meeting and chatting with the other guests at mealtimes. Highly recommended and we are already planning to visit again

An excellent well run B and B. The hosts Nigel and Trish are vey accommodating in every way. The meals are extremely tasty and well thought.We found the drying room a wonderful idea for our dripping outer gear after walking most the day in rain. One of the real charms of Seatoller House is sitting down to your evening meal together and sharing your days adventure. You will want to keep returning to this unique home.

The trouble with writing great reviews is that everyone will want to go here and so my chances of getting booked in again get slimmer!I stayed here the same time last year with my grand-son for his first exposure to fell walking and we loved it so much we came back for a repeat this year.I cannot rate the whole experience more highly.Ideally situated for those big north western peaks and so picturesque. Our room was huge and comfy and the food (breakfast, packed lunches and dinner) is just amazing.If only Nigel could do something about the weather! But no need to worry if things get wet as the boot room facilities are super too.Our kit was soaked after a full day's walking in heavy rain and it was all dry again for the following day.So please, don't tell anyone about this place - I want to keep it to myself.

We had a wonderful time here, host Nigel was welcoming and friendly, nothing seemed too much trouble. The meals and packed lunches by Trish were delicious, and gave the evenings something to look forward too, as we and the other guests would chat about our day or share amusing stories.Our little dog Teddi was made welcome too, and we enjoyed the walks we could do straight from the door.Very good place to get away from the hustle and bustle of life, and when you get back from your walk there’s a lovely garden to sit in too.

We had not stayed here before and can understand why there are so many ‘regulars ‘ who keep returning!We had a large quiet room ( one of the en-suite ones) which was very comfortable. Wonderful stay here, very relaxing, warm and welcoming, we stayed here to do a walk up scarefell pike the accommodation is spacious, and has everything we needed including a dry room for our wet clothes the hosts were very good and would defo advise people to stay here. We will certainly be back.

I forgot to fill the visitor book in and this is what I was going to say, If you are reading this book then you have stayed in a little gem of a B and B and you will know just how lucky you have been to get booked into this amazing original guest house. what more can I say it was so lovely that I cant believe my luck at getting a last-minute booking, brilliant place.

My husband and I loved our stay at Seatoller House.We had a very comfortable ensuite room overlooking the garden.Breakfast and supper were eaten at large tables with other guests, with lovely conversations.The food was excellent, with beer and wine available.Many walks possible from outside the door.Would definitely recommend and return.

So pleased I found this place! Beautiful old building in a great location for some fantastic walks- my targets of Cat Bells, Haystacks and Scafell Pike were all close by. Bathroom was across the hallway but it was ‘mine’ not shared so no different from home. Comfortable loungeand library. Great breakfast. My packed lunch salad was admired by other walkers on the summit of Scafell Pike! Amazing home cooked evening meal on shared tables (a 6 and an 8)- nice as a solo female to sit and eat with like minded people. I was sad to leave!!

Really beautiful setting and perfect welcome, we were shown around the lovely quaint cottage, which instead of room numbers had themes we stayed in the owl room, had a stunning view and only 5 minutes away from the start of our walk.Great food, we only had breakfast but it was cooked to perfection both mornings we were there, and the other guests raved about the dinner so I can only assume it was good.Definitely recommend, my only gripe was that the individual rooms weren’t lockable but we has zero issues just was unusual for me to leave without locking up other than that it was the perfect place to stay.

We stayed for 5 days at Seatoller House as our basis to discover the Lake District area. It was really top, Nigel & Trish do their utmost best to make their guests feel welcome & comfortable. Nice, cosy rooms in a historic framework and the evening four-course dinners are really excellent (that sticky toffee pudding...). Most recommendable !

If you're wedded to your phone and TV,and are horrified by the idea of sitting down to dinner with ten or so strangers, then this destination is probably not for you.But if you enjoy walking all day without having to drive more than a mile or so, and returning to a hot bath, and a splendid four course dinner, in abeautiful setting and a house which has been accommodating walkers for over 120 years,then look no further! A wonderfully friendly, welcoming and individual place to stay...

We very much enjoyed our stay at Seatoller House. You can come and go as you please and it is ideally located for walks in Borrowdale.Use the self service honesty system for bar, tea, coffee and cakes. The four course evening meals are exceptional and breakfast is spot on too.Orders for fresh salads, sandwiches and treats for lunch can be made the night before. Dogs can sleep in your room if well behaved.If it rains, there is a boot room for drying all your clothes and shoes and an endless supply of steaming hot water for baths/showers.Just perfect.

beautiful old house and lovely hosts. perfect location for the walks we had planned. The food on the monday night was excellent home cooked food and we really liked enjoyed eating with the other guests. The room was lovely and allowed dogs in the room. would definitely use again and have been recommending it.

Just spent another great weekend at Seatoller with good food, good company and no rain for a change!New menu items are great with delicious belly pork and pheasant featuring for the first time, and a great vegetarian curry for non meat eaters. Instead of sandwiches Trish and Nigel are now offering sandwiches for lunch on the fells and they are delicious.

One of the best short breaks we have ever experienced. Beautiful setting, exceptionally friendly, both staff and other visitors; room very comfortable and spotlessly clean and food excellent. Group dining leads to lively conversation.a number of good walks from the Guesthouse and also within easy reach of some of the best walks in the lakes of varying degrees of difficulty.What more could one want! we can't wait to visit again! Seatoller maintains and even exceeds its wonderful reputation as a home for walkers, climbers, and those with memories of past exploits to gather and share their stories in comfortable surroundings with superb meals. The rooms,onw mostly ensuite, are spacious and pleasant. The evening meals, served family style, are delicious and well worth the modest charge. Nigel’s hospitality is flawless.The atmosphere is unique!

Quiet Location and Friendly Atmosphere - Rating 5/5
This was a fantastic location in the middle of the lake district. Surrounded by fields and mountains all around, it is very much off the path of most visitors to the area. There are convenient bus stops right outside the house (77A, 77 and 78 from Keswick). My husband and I were reliant on the public transportation to get us around the area, which made it a bit difficult to get back to the Seatoller house in the evenings (last bus leaves Keswick at 6:20pm) , but if you have your own transport or are keen to be walking for most of your trip, it is a very manageable location.The cooked breakfasts each morning are a wonderful way to start your day whether that includes walking trails or visiting the towns. It also allows you to meet your fellow travelers and makes for some great connections and conversations. Nigel is a great host and is always on top of everything you need.We didn't take advantage of the evening meal opportunity but I've been told it's a wonderful treat and worth booking as well.It is the dampest valley in the District, so come prepared with warm clothes. Our room was a bit damp and drafty - colder than the rest of the house, but the bed was one of the most comfortable that we've ever slept in.

Thoroughly enjoyed our 2 night stay at Seatoller House, an historic building so full of interest and character in a great location for access to walks in the area. Very friendly, helpful staff, large bedroom but private rather than en suite bathroom was a bit odd but not a problem for us. Delicious food and weespecially loved the idea of the coffee/cake/bar “honesty†idea which would be great to see adopted elsewhere.

The Seatoller will exceed your expectations. The property is warm and inviting, and suits those who wish to socialize and meet other nature lovers or those who see privacy. The grounds are teeming with birds and the three red squirrels that delight the eye---as well as a nearby farmer's property with idyllic, picture-perfect sheep. The food was AMAZING. Nigel and Trish make you feel like family. This place is extraordinary.

We absolutely loved Seatoller House, from the history to the setting to the other guests to the hosting, which included delicious group style dinners. I would definitely return on any trip to the area. Many of our fellow guests had been coming for decades. It is really a special place.

we had an amazing stay at Seatoller House - a beautiful historic, building in a convenient location for the fells, well provisioned and extremely efficiently run. We found ourselves not minding the poor weather which shortened our walks and took us back to the house early, where we could sit and read in the library or make ourselves tea to go with delicious cake in the guest kitchen. The meals were all fabulous. Despite its comforts it retains a level of informality and attracts interesting guests - some we discovered have been returning for more than 20 years! We too will be back.

We thoroughly enjoyed the time we spent at Seatoller. The staff were particularly helpful and accommodating. The food was always very good. Ourroom was clean and comfortable. We slept very well partly due to the invigorating walks. On the day it rained heavily it was useful to be able to dry our boots and clothes so easily.

We've been visiting Seatoller House for over 20 years and it's always a pleasure to return. Seatoller House is the antithesis of a hotel chain a sort of cross between a gentlemen's club, Oxford college and your aunties country house. Guests are encouraged to talk to each other and be friendly. Walkers, dogs and muddy boots are welcome. A freshly baked cake greets hungry hikers on their return. Lovely place, long may it continue!

Seatoller House exceeded my expectations. Ideally placed with plenty off road parking.Very friendly. Excellent meals. House party style meant as a solo female I didn't feel isolated at meals. No TV or radio encouraged conversation.

Can't fault anything about our stay. We came away for a couple of days break before the kids broke up from school. It was a perfect, restful time. The atmosphere was friendly, informal and very relaxed. We didn't have the evening meal as we wanted the flexibility of being out as long as we want, but if the breakfast was anything to go by then it probably couldn't be faulted as it was excellent. There's so much more we could say - suffice to say we'll be back for another, longer visit. We would definitely recommend a stay. There's a danger we will become regular visitors.

Breakfast is served between 8.00 - 8.30am daily.
DINNER MUST BE PRE-BOOKED 48 HOURS IN ADVANCE if not booked direct,dinner is a set menu served at 7.00pm with the exception of Tuesdays, when Dinner is not served, Alternatively a reservation can be made for you locally.
Cancellation Policy
Cancellations made within 14 days of arrival or \\\"no show\\\" bookings will be charged at 100% of the full rate. In the case of short notice (14 days) cancellations, we will endeavour to re-let, but any room we are unable to re- let will be charged at 50% of the full rate. Guests cancelling their bookings in advance of these times may have their deposit transferred to a date later in the same year.
Arrival & Departures
Rooms are not guaranteed to be available until 2.00pm and departure is required by 10.00am. Any guest that wishes to arrive after 7pm should do so by arrangement, although unfortunately we are unable to provide hot meals after this time.
Dogs
Well behaved dogs are allowed, they are not allowed in the dining room at any time,Please clean and dry all dogs on entering Seatoller via the back door. Please ensure you clean up after your dog has been in the garden.
Group House Bookings
A minimum number of 16 persons is required for house exclusivity, If the group falls below the minimum number other bookings will be accepted
